How does the onboarding process work? +
The process is simple and 100% hands-free. After an initial conversation to understand your property and expectations, we sign a management mandate. We then create the listings, organise the photo shoot and launch the rental — all within two weeks.
How is my rental income calculated? +
Your revenues correspond to the rent collected from guests, less our commission and platform fees (Airbnb, Booking, etc.). You receive a monthly bank transfer along with a detailed report.
How does your fee structure work? +
We charge a commission on the rental revenues generated. No fixed fees, no subscription. If your property generates no revenue, you pay nothing. Our interests are aligned with yours.
How do you handle risks (damage, non-payment)? +
We systematically require a deposit and subscribe to the damage guarantees offered by the platforms. A photographic property inspection is carried out at every rotation. In the event of an incident, we handle all declaration and claim procedures on your behalf.
Do you screen guests? +
Yes. We review every profile before accepting a booking: reviews, history, purpose of stay. We decline suspicious bookings and favour verified guests. Your property is in safe hands.
How long does it take to get my property live? +
Allow approximately two weeks between signing the mandate and going live. This includes the visit, photo shoot, listing copywriting and optimisation across all platforms.
Can I block dates for personal use? +
Of course. You remain the owner and can block dates at any time from your personal dashboard or by contacting us. No restrictions on your ability to use your own property.
Is my property eligible for short-term rental? +
Regulations vary by city. In Paris, a declaration at the town hall is required and rental is limited to 120 nights/year for a primary residence. In Lille, the rules are more flexible. We guide you through all administrative procedures during onboarding.
What happens if I want to stop? +
You can end the mandate with one month's notice, with no penalty. We manage the transfer of listings and active bookings to ensure a smooth transition. Your property is returned to you in the same condition we received it.

Conditions Générales de Vente
Objet
Les présentes CGV régissent les prestations de services proposées par CD Conciergerie (Carla Delalin, SIREN 102 014 271) à ses clients propriétaires dans le cadre de la gestion locative courte durée.
Prestations
CD Conciergerie propose des services de gestion locative courte durée incluant : création et diffusion des annonces, gestion des réservations, accueil des voyageurs, ménage hôtelier, maintenance, tarification dynamique et reporting mensuel. Le détail des prestations est formalisé dans le mandat de gestion signé entre les parties.
Rémunération
La rémunération de CD Conciergerie est basée sur une commission prélevée sur les revenus locatifs bruts générés. Aucun frais fixe ni abonnement n'est facturé. Le taux de commission est précisé dans le mandat de gestion. En l'absence de revenus, aucune commission n'est due.
Durée et résiliation
Le mandat de gestion est conclu sans durée minimale déterminée. Chaque partie peut y mettre fin avec un préavis d'un mois, notifié par email ou courrier recommandé. Les réservations en cours à la date de résiliation sont honorées jusqu'à leur terme.
Obligations du propriétaire
Le propriétaire s'engage à : fournir un bien conforme aux normes de sécurité en vigueur, effectuer les démarches administratives nécessaires à la mise en location (déclaration en mairie, assurance), informer CD Conciergerie de tout changement affectant le bien.
Responsabilité
CD Conciergerie met tout en œuvre pour optimiser les revenus du propriétaire, mais ne peut garantir un taux d'occupation ou un niveau de revenus spécifique, ceux-ci étant dépendants des conditions de marché. En cas de dommages causés par un voyageur, CD Conciergerie assiste le propriétaire dans ses démarches mais ne se substitue pas aux assurances.
Droit applicable
Les présentes CGV sont soumises au droit français. En cas de litige, les parties s'efforceront de trouver une solution amiable avant tout recours judiciaire. À défaut, les tribunaux compétents seront ceux du ressort de Lille.
Médiation de la consommation
