Property Owners
How does the onboarding process work and how long does it take? +
The process is simple and 100% hands-free. After an initial conversation to understand your property and expectations, we sign a service agreement, then create the listings and organise the photo shoot. Allow approximately two weeks between signing the agreement and going live, to optimise the listings across all platforms.
How does your fee structure work and how is my rental income calculated? +
We charge a commission on the rental revenues generated with no fixed fees and no subscription — if your property generates no revenue, you pay nothing. Rent is collected directly by you through the platforms (Airbnb, Booking, etc.), net of their own fees. You then pay us our commission each month, along with a detailed report.
How do you handle risks (damage, non-payment)? +
We systematically require a deposit and subscribe to the damage guarantees offered by the platforms. A photographic property inspection is carried out at every rotation. In the event of an incident, we handle all declaration and claim procedures on your behalf.
Do you screen guests? +
Yes. We review every profile before accepting a booking: reviews, history, purpose of stay. We decline suspicious bookings and favour verified guests. Your property is in safe hands.
Can I block dates for personal use? +
Of course. You remain the owner and can block dates at any time from your personal dashboard or by contacting us. No restrictions on your ability to use your own property.
Is my property eligible for short-term rental? +
Regulations vary by city. In Paris, a declaration at the town hall is required and rental is limited to 120 nights/year for a primary residence. In Lille, the rules are more flexible. We guide you through all administrative procedures during onboarding.
What happens if I want to stop? +
You can end the agreement with one month's notice and no penalty. We manage the transfer of listings and active bookings to ensure a smooth transition. Your property is returned to you in the same condition we received it.

How do I book a concierge service? +

How long does it take to get a service arranged? +
It depends on the service requested, but we always prioritise responsiveness: some requests, like a booking or a driver, can be arranged within a few hours. The earlier you reach out, the more room we have to secure the best availability for you.

Data Transfers
Contact form data is transmitted via Formspree, a company based in the United States. This transfer outside the European Union is governed by standard contractual clauses compliant with the GDPR. No data is sold or shared with third parties for commercial purposes.
Terms and Conditions of Sale
Purpose
These Terms and Conditions govern the services offered by CD Conciergerie (Carla Delalin, SIREN 102 014 271) to its property-owner clients in connection with short-term rental management.
Services
CD Conciergerie offers short-term rental management services including: listing creation and distribution, booking management, guest check-in, hotel-standard cleaning, maintenance, dynamic pricing and monthly reporting. The details of the services are set out in the service agreement signed between the parties.
Fees
CD Conciergerie's fees are based on a commission calculated on the gross rental revenue generated, which the property owner pays directly to CD Conciergerie. No fixed fee or subscription is charged. The commission rate is specified in the service agreement. If no revenue is generated, no commission is due.
Term and Termination
The service agreement is entered into for an indefinite period. Either party may terminate it with one month's notice, given by email or registered letter. Bookings in progress at the termination date will be honoured through to completion.
Right of Withdrawal
In accordance with Articles L.221-18 et seq. of the French Consumer Code, where the service agreement is entered into remotely (without the simultaneous physical presence of both parties, for instance by phone, email or video call), the property owner, acting as a consumer, has a 14-day period from the signing of the agreement to exercise their right of withdrawal, without having to provide a reason. This right does not apply where the agreement is signed in the physical presence of both parties. To exercise it, the property owner may notify their decision by email to contact@cdconciergerie.com. If they expressly request that services begin before this period expires, they acknowledge that their right of withdrawal can no longer be exercised once the services have been fully performed.
Property Owner's Obligations
The property owner agrees to: provide a property that complies with applicable safety standards, carry out the administrative steps required to let the property (declaration to the town hall, insurance), pay CD Conciergerie the commission due within the agreed timeframe, and inform CD Conciergerie of any change affecting the property.
Liability
CD Conciergerie does everything possible to optimise the property owner's revenue but cannot guarantee a specific occupancy rate or revenue level, as these depend on market conditions. In the event of damage caused by a guest, CD Conciergerie assists the property owner with the relevant procedures but does not act as a substitute for insurance.
Governing Law
These Terms and Conditions are governed by French law. In the event of a dispute, the parties will endeavour to reach an amicable solution before taking legal action. Failing that, the competent courts will be those of Lille.
Consumer Mediation
In accordance with Articles L.612-1 et seq. of the French Consumer Code, you may use a consumer mediator free of charge in the event of a dispute that cannot be resolved amicably.
